The Rosedale Georgian Transformation

Rosedale, Toronto · Completed 2025 · 6,800 sq.ft

A masterclass in sensitive urban estate remodeling. We preserved the exterior red-brick Georgian facade in historic Rosedale while completely gutting and re-engineering the interior into a serene, light-sculpted modern home centered around a sculptural limestone staircase.

Transformation Challenge

Behind the landmarked facade, all internal floorplates were leveled and underpinned to add 10-foot ceilings in the lower wellness suite. We eliminated chopped-up parlors to establish grand axial sightlines from the front door straight into a private sunken garden pavilion.

Design Intent & Light Strategy

Uncompromising minimalism meets historic gravitas. We avoided ornamental moldings in favor of refined architectural plaster reveals, tactile French limestone slabs, and warm brushed bronze fixtures.

Artisan Craft & Engineering

Self-supporting helical cantilevered staircase clad in French Caen limestone; floor-to-ceiling pivot glass doors with invisible pivot bearings; flush air diffusion integrated into shadow-gap ceiling trims.

“In a city where most renovations feel like cookie-cutter flips, Phinski delivered quiet, confident, architectural mastery. The way natural light washes through the house at 4 PM is truly breathtaking.”
